You have found the home you want and it’s nearly perfect. Has all the right bells and whistles and you absolutely love it. Usually sellers already have had the home inspected for sale purposes, but buyers will also usually have an independent inspection done as well for a second opinion.
Everything looks great from the exterior but what’s really important now is to make sure that everything you don’t see is also in good condition. The number of home inspections performed increases each year and according to the American Society of Home Inspectors (ASHI), over 90% of home sales involving a house inspection. While this number doesn't differentiate between a seller-based inspection and buyer-based inspection, it certainly indicates the significance of home inspections in the buying process.
It’s crucial to know exactly what a home inspection entails so you know what you’re paying for. Inspections usually run from $200-$500. Note that someone who inspects the home is not necessarily licensed and might not have full knowledge of a certain problem that may occur. For example if there is a possible termite problem, it’s best to call pest control for further help.
Since you want a house inspection to be independent, you probably shouldn’t take the seller’s inspection report at face value. Some homeowners do take a referral from their realtor, which is reliable, but keep in mind that a professional who is not involved with any parties is best when it comes to inspecting you future home.
